The Buckingham Hotel is an intimate, 100-suite boutique property that provides guests with the unique experience of New York living combined with modern hotel style. Edwards & Zuck is on the team with Perkins Eastman to provide MEP/FP and Fire Alarm consulting engineering service for the conversion of existing J-2 Occupancy Building operating as a hotel in to a group J-1 occupancy building. E&Z is also providing LEED Fundamental commissioning engineering services and NYC progress inspection for energy code compliance service. The project was made challenging by the requirement to keep numerous occupied apartments fully served by existing MEP systems while doing a building MEP system replacement. High-Efficiency PTAC's with custom millwork enclosures and low sound transmission design were used to coordinate with luxury finishes and to provide year-round heating and cooling while minimizing street noise entry to suites. A variable volume toilet exhaust system was provided to lower energy costs and to address tight space constraints. A combined Post-Fire Smoke Purge and Corridor Ventilation system were added to meet code for J1 occupancy while improving building comfort. A new plumbing system was provided and sprinklers were also added throughout the building.
